From $3 million to $1 billion in transaction size, we manage the client’s financing at every step with the same attention to details. We do this from engagement, to underwriting, to obtaining the most competitive capital available, to negotiating the best proposal possible, to coordinating all of the lenders’ due diligence activities, and to obtaining a commitment and successfully closing the transaction.

The senior debt team of CSCap has a market-leading presence across the United States and focuses on value-add and opportunistic debt strategies where our resources and underwriting expertise provide creative financing solutions at attractive rates for our real estate sponsors.

Since 2010, Mr. O’Grady has managed the execution of more than $20 billion in financing transactions nationally including common and preferred equity, senior debt and subordinated debt. The team leverages its collective team-based knowledge with extensive real estate expertise and relationships with a wide range of capital markets throughout the United States.  CSCap’s origination teams are located in Miami, Los Angeles and Denver and provide regional coverage of primary and secondary markets across the U.S., while dedicated in-house underwriters structure, monitor, and manage each transaction from initial investment through exit.

CSCap specializes in originating debt capital for real estate transactions across all deal profiles, including acquisition financing, refinancing, bridge loans, construction loans, corporate loans, agency financing, land loans, fixed rate and floating permanent loans and certain specialized real estate asset classes for developers, owners, value-add operating platforms and institutions.

 

MEZZANINE FINANCING

CSCap’s debt platform team also specializes in originating mezzanine debt, which may be secured by a second trust deed, and/or a pledge of partnership interest or membership interest in the ownership entity, in order to increase leverage. Mezzanine debt generally carry more risk than senior debt, and therefore demand higher returns.

Our flexible capital, structuring expertise and deep underwriting experience allows us to craft mezzanine financing solutions that are increasingly difficult for conventional lenders to provide. Mezzanine debt is available for ground-up development, as well as acquisitions, lease-up projects, repositionings, refinancings and recapitalizations.

 

EQUITY FINANCING

CSCap’s private equity team matches our sponsors equity needs with capital providers who have similar investment and operating objectives. Through hundreds of relationships with leading US-based investors, CSCap’s private equity team has collectively successfully executed some of the most challenging and complex equity transactions. CSCap’s equity platform products include preferred or common equity, joint venture equity, and equity for recapitalizations across all of our product lines.

CSCap’s dedicated in-house underwriters structure, monitor and manage each equity raise from initial engagement through exit.

 

ENGAGEMENT SERVICES

During and throughout each engagement, CSCap services will typically include the following:

  • Gain an in-depth, organic understanding of the Company, its business initiatives and the long-term goals of its principals

  • Prepare a market rate analysis of the Company assets (if requested)

  • Prepare a 5-year cash flow projection for the project

  • Prepare an analysis of other tangible enterprise assets

  • Prepare an Offering Memorandum related to the initiative or other such documents required for financing 

  • Mediate the allocation of equity

  • Identify, canvas and engage potential investment banks

  • Assist in structuring, negotiating, and successfully closing the Transaction
